If your crawl space feels damp or smells musty, it could be allowing moisture and mold to circulate into the air you breathe upstairs.
If your crawl space feels damp or smells musty, it could be allowing moisture and mold to circulate into the air you breathe upstairs. Crawl space encapsulation offers a long-term solution by sealing out moisture, humidity, and pests, helping protect your home’s structure and creating a healthier environment inside.
At Anchored Walls, we provide complete crawl space encapsulation services designed to stop moisture at the source and improve the comfort and safety of your home.
Crawl space encapsulation is the process of sealing off the ground and walls beneath your home to block moisture, outside air, and pests. It typically involves installing a thick vapor barrier across the floor, wrapping the interior foundation walls, and closing any open vents or gaps.
By isolating the crawl space from the earth and outdoor conditions, encapsulation turns it into a dry, controlled environment, protecting your structure and improving the air quality inside your home.
Many crawl space issues start subtly but can lead to serious problems over time. You might notice musty or damp odors drifting through your home, especially after it rains. Floors may begin to feel soft, bouncy, or unusually cold in winter. If your energy bills seem to rise without explanation, it could be due to warm air escaping through the floor or moisture making your HVAC system work harder. In some cases, indoor allergy symptoms worsen because mold spores and dust mites thrive in humid crawl spaces. Pest activity, like insects or rodents entering through open vents or foundation gaps, can also be a red flag. All of these are signs that your crawl space is allowing in moisture and outside air, conditions that encapsulation is designed to correct.
An untreated crawl space doesn’t just affect the area beneath your home—it impacts the air you breathe and the durability of your structure. Up to half of the air in your living space can come from the crawl space, meaning that whatever is down there—moisture, mold, or pests—can find its way inside. Crawl space encapsulation helps resolve these hidden risks.
Every crawl space is different, but the goal of encapsulation is always the same: to create a clean, dry barrier between your home and the earth. At Anchored Walls, we build systems that address moisture, air leakage, and long-term structural protection—all customized to your home’s needs.
Homeowners across Iowa choose Anchored Walls because we understand what it takes to keep a crawl space dry and protected in this region’s challenging conditions. Our team has years of experience dealing with moisture, foundation issues, and structural repairs, and we bring that knowledge to every encapsulation project. We don’t push generic fixes, we inspect each space thoroughly, explain exactly what’s going on, and recommend only the solutions that make sense for your home. From the materials we use to the care we take during installation, our goal is always the same: to solve the problem the right way, the first time.
If your home has musty odors, high humidity, cold floors, rising energy bills, or visible mold or standing water in the crawl space, it may be time for encapsulation. Other common signs include sagging floors, wood rot, pest activity, and worsening indoor allergies. A professional inspection can determine whether crawl space encapsulation is the right solution.
A complete crawl space encapsulation system typically includes a heavy-duty vapor barrier, sealed seams, vent sealing, and air leak protection. Depending on your home's needs, it may also include drainage solutions and a sump pump to help control groundwater and keep the crawl space dry.
The cost depends on the size and condition of your crawl space and whether additional waterproofing or structural repairs are needed. A professional inspection is the best way to determine the right solution and provide accurate pricing.
Yes. Crawl space encapsulation helps create a dry, sealed environment that reduces excess moisture, discourages mold growth, limits pest intrusion, and helps improve indoor air quality by reducing contaminants that can move into your living space.
Don’t wait for mold, pests, or high energy bills to tell you something’s wrong. If you’ve been searching for a crawl space encapsulation contractor near me, Anchored Walls is here to help. We’ll inspect your space, explain your options, and recommend a solution that keeps your home safe, dry, and comfortable.

Anchored Walls techs, Zach and Kyle, came ready to work!!! They added 9 anchors to 2 of my basement walls to stabilize them. Those 2 men worked hard! I have attached 2 pictures, the first shows shovels over the holes so no one would fall in, and the finished yard. You cannot tell where the holes had been. Both men also added waterproofing to my basement floor. If Zach and Kyle are an example of what to expect when you hire Anchored Walls, then the company gets 5 stars from me. Great work Zach and Kyle !!! * * * * *
Lack of clean drop cloth to cover for the floors was the only problem. Every thing was great.
An addition at the rear of our house settled due to inadequate concrete footings. Anchored walls came and installed metal rods 12 to 15 feet deep in the ground to level and stabilize the room. Other contractors' approach was way more intrusive - removing windows and flooring to get access. Anchored Walls did all the work from outside.
The crew arrived at about 8:00 a.m. to stabilize my garage wall, which they thought would take about a half day. They ran into unexpected problems under my garage floor and although it was extremely warm, they continued and finished the job at 8 p.m. Even with that they had cleaned up before they left. They did a great job and I appreciated that they were willing to finish as I had arranged for another crew to come to build a deck in that area the next day. That is dedication. Thank you Anchored Walls! K.S.
Roger was honest and engaged with finding out the source of my concern. Very trustworthy never felt like I was being told I needed something I did not. Office Deb, fabulous with a great sense of humor. Supportive and helpful
